About the $185 Cleaning Fee

The cleaning fee covers professional cleaning performed after checkout — not something guests need to worry about during their stay. After you leave, the property is thoroughly cleaned and inspected.

During the post-checkout walkthrough, the property is checked for any damage or missing items such as towels, bed linens, or other furnishings. If anything is found to be damaged or missing, the guest will be charged for replacement or repair based on an assessment — which may include a contractor's estimate for property damage.

This process keeps the home in excellent condition for every guest and ensures you always arrive to a clean, well-maintained space.

About Florida Tourist Taxes

Florida law requires short-term rental owners to collect tourist development taxes on all rental income. These taxes are not set by the owner — they are mandated by the state and county and must be collected.

A reservation is confirmed only after: (a) the owner reviews and approves the request, (b) the owner sends written approval with the total amount due, (c) the guest sends full payment via Zelle, and (d) the owner verifies the payment and sends a final written booking confirmation.

2. Payment Terms

Payment is accepted by Zelle only. Full payment is due within the timeframe specified by the owner at the time of approval. Reservation is not confirmed until payment is received and verified. The owner will provide Zelle payment details (email, phone, or QR code) in the written approval communication. Do not send payment until you receive written approval from the owner.

This website does not process payments of any kind. Zelle payments are made directly through the guest's own banking application to the owner's account at Navy Federal Credit Union.

3. Cancellation Policy

Cancellations must be submitted in writing to the owner at byron.ater02@gmail.com. Refunds are issued according to the schedule published on the Rates & Fees page. The owner reserves the right to update cancellation terms for future bookings with reasonable notice.

4. Check-In and Check-Out

Standard check-in is 3:00 PM and check-out is 11:00 AM. Early check-in or late checkout may be available upon advance request and owner approval. Unauthorized overstay may be charged at the applicable nightly rate.

5. Occupancy

The maximum occupancy is 10 guests. Only the guests named in the reservation are permitted to stay overnight. Unauthorized guests may result in immediate termination of the stay without refund.

6. House Rules

Guests agree to comply with all House Rules posted on this website. Violation of house rules, including but not limited to unauthorized parties, smoking indoors, or exceeding occupancy limits, may result in immediate termination of the booking without refund and forfeiture of the security deposit.

7. Damage and Security Deposit

Guests are responsible for any damage to the property, fixtures, furnishings, or equipment caused during their stay beyond normal wear and tear. The security deposit may be applied toward damages. If damages exceed the security deposit, the guest agrees to pay the difference. The owner will provide an itemized accounting of any deductions.

8. Pet Policy

Dogs are permitted with prior approval and payment of the applicable pet fee. Service animals are always welcome at no additional fee. Pets that cause damage, excessive noise, or safety concerns may result in termination of the stay. Guests are financially responsible for all pet-related damage and any fines resulting from failure to clean up after pets.

9. Liability Limitation

The property owner is not liable for: (a) personal injury or property damage arising from guest use of the property, (b) theft of guest belongings, (c) interruption of utilities beyond the owner's control, or (d) acts of God or circumstances outside the owner's reasonable control. Guests stay at their own risk and are encouraged to maintain appropriate travel insurance.

10. Governing Law

These terms are governed by the laws of the State of Florida. Any disputes arising under these terms shall be resolved in the courts of Polk County, Florida.

11. Modifications

The owner reserves the right to modify these terms at any time. The terms in effect at the time of your booking confirmation will govern your stay.

12. Entire Agreement

These Terms & Conditions, the House Rules, the Cancellation Policy, and the written booking confirmation together constitute the entire agreement between the guest and owner.
